2/28/24 - Public Hearing for Zoning Amenments

The Chester Planning Board will hold a Public Hearing on Wednesday, February 28, 2024, at 7:15 P.M. in the Meeting Room at the Municipal Office Building, 84 Chester Street to act on the following:

Zoning Ordinance Amendments

1.  Voting Article 2 - Zoning Amendment 1 – Under Article 2 – Definitions – to add a definition for a “General Store”.

2.  Voting Article 3 - Zoning Amendment 2 – Under Article 2 – Definitions – to amend the definition of 2.30 - Frontage to “The cumulative distance of a lot line along a Town-approved road that is Class V or better.”

3.  Voting Article 4 - Zoning Amendment 3 – Under Article 2 – Definitions – to amend the definition of 2.46 – Recreation Vehicle to “"Recreation vehicle'' shall mean a self-propelled or towed motor vehicle or trailer that is equipped to serve as temporary living quarters.”

4.  Voting Article 5 - Zoning Amendment 4 – Under Section 4.4 – Signs - add Section 4.4.4.8 – to permit one permanent, common sign, per subdivision, renumber 4.4.4.8 to 4.4.4.9, and add 4.4.4.9.3.d  which permits one large one temporary sales sign during construction of a subdivision. 

5.  Voting Article 6 - Zoning Amendment 5 - Under Section 5.3.5 - Dimensional and Area Requirements – amend Subsection 5.3.5.3 – Frontage – to add clarifying language to regarding frontages and setbacks for different types of lots on different class roads.

6.  Voting Article 7 - Zoning Amendment 6 – Under Article 9 - Accessory Dwelling Units - to amend Section 9.2 – Approval Process - to reduce the requirement of applying to the ZBA for a special exception for an ADU via a public hearing to just obtaining a permit from the Building Inspector.

7.  Voting Article 8 - Zoning Amendment 7 – Under Table 1 - Table of Dimensional and Area Requirements – adding 15% impervious surface limitations for the internal lots of open-space subdivisions to match the 15% impervious surface limitation of conventional lots.
